We believe that North Cyprus currently offers great future prospects.

The 3 main reasons are:

  1. The value compared with other tourist destinations. A similar property in a similar location in South Cyprus, sells for 40% more than a corresponding property in North Cyprus. The same analysis shows properties are 35% the sale prices of those in Spain.
     
  2. The strong rental demand from locals, foreign workers and holiday makers (all year round due to 11 months of sun annually) provides for positive rental cash flow with minimal, often no void periods for a carefully selected investment.
     
  3. Most notably, the political and economic developments which will provide opportunities that will enhance both capital and rental values. The main factors that will drive this are: more affordable direct flights from international airlines once the island gains recognition, will increase tourism; investment from overseas, which has already started from Israeli, Russian and UK companies in both commercial and residential projects will further improve infrastructure and above all, demonstrate confidence in the political developments and economic potential; large scale government investment confirmed and underway in select parts of the island is another strong signal of developments to come.

The four types of acquisitions we focus on are:

Acquiring re-sale residential property on the secondary market (below market value through our sourcing network) ranging from one to multiple units, some with the option of rebuilding or undertaking major refurbishment work. This would allow an investor to profit from adding value by changing the property to meet the requirements of current owner occupier buyers or increasing potential positive year round rental cash flow from locals, foreign workers or holiday makers on a rental basis.
 

Acquiring land in key strategic locations that offer lucrative residential or commercial development potential or the ability to profit from a sale to a developer or private buyer in the future. We are already seeing enquiries and notably acquisitions from both small and large developers from Israel, Russia and the UK, prompted by the political and economic progress currently being made.

Acquiring carefully selected and niche new build residential property in small developments that would provide positive rental cash flow from the local market, foreign workers or holiday makers where there is a market for 11 months of the year, in addition to expected capital appreciation due to the political and economic situation.
 

Acquiring re-sale commercial units in high rental demand key strategic locations which offer strong positive rental income from corporate tenants and potential for future capital appreciation.
